Why Sign My Buyer's Representation Agreement

When I work with sellers I use listing agreements (like almost every other broker in the real estate industry). The agreement establish a contractual relationship between myself and the seller which spells out our mutual responsibilities and terms under which we will conduct business. In the past when brokers worked with buyers, they did so without a contractual relationship.

The zeitgeist of the industry is moving towards buyers representation agreements as the contractual relationship between buyers and their brokers as the listing agreement has traditionally established that relationship between brokers and sellers. It can be modified by either party in a variety of ways, and it is totally negotiable. It is not intended in any way to entrap you but rather its sole intention is to establish the baseline of how we will work together.

A recent buyer of a multi-million dollar beachfront property put it this way:
