Quality of Amenities (QA)
An overview average of the amenities that are provided, owner access to them, as well as their level of maintenance. i.e., the condition of golf course, cleanliness of the spa. A 10 means if you are on the fairway your golf ball is held aloft by grass that looks like it took viagra and a 1 means that you're not sure when you're on the fairway.

Quality of Service (QS)
The way you feel. A 10 means you feel like a king, a 1 means you feel like you work at the resort.

Dirt
Amount of accessible coastline, topography and more specifically, the slope of the land, such that ocean views are prominent from multiple locations, not just along the coast. A 10 means a property that has wide coastal frontage and is a continually sloping upward, and a 1 has limited coastal access, is flat and views can only be created by building vertically or with structural fill.

Density
Number of units per useable acre in relationship to open space. A 10 means you are there alone, and a 1 means you can hear your neighbor flush his toilet.
